Location

The property lies on the west side of Blandy’s Lane approximately 100 metres to the north of its junction with Mead Lane in a semi-rural location on the outskirts of the village of Upper Basildon, West Berkshire.

Description

The Ordnance Survey extract plan attached in the particulars of sale shows the approximate boundaries of the property and the position of its two Lots edged red.

The property is contained by post and wire fencing and hedges and is bordered by Blandy’s Lane at its eastern boundary, grazing land at its northern boundary and private detached dwellings along its southern and western boundaries.

The property’s only vehicular and pedestrian access is from Blandys Lane via a metal farm gate at its eastern boundary.

The property is not currently connected to a water supply.

The property’s Lot 2 is approximately 0.67 hectares (1.66 acres).

Access to Lot 2 can only be achieved via Lot 1.

Method of Sale

The property’s freehold interest is offered for sale by way of informal, non-binding tender on an unconditional basis (subject to contract only) with the vendor reserving the right not to accept the highest or any offer and also reserving the right to withdraw the property from sale or to vary the method of sale at any time without notice.

A non-refundable deposit of 10% of the sale price will be payable upon exchange of contracts.

Completion is to take place within 28 days of exchange of contracts.

Overage

The vendor requires an overage payment if planning permission is granted for development on the property within 21 years from completion. The amount of overage payable will be equivalent to 25% of the uplift in the value of the land attributable to the grant of the planning permission over and above the current sale price making allowance for inflation based on RPI.
